Before purchasing our home an inspection identified a foundation crack, which was then injected and sealed from above ground outside. The foundation is half below grade all around the house. Since the basement was partly finished (bare drywall and subfloor) I had never seen the inside of the crack. Now that I have torn down the walls and am about to finish the basement I am concerned that it was not completely sealed the first time. However I have not noticed any evidence of water since opening up the walls. I would like this checked and properly sealed if necessary. I also have a crack above the asphalt where driveway touches the house. This has never been sealed. The interior space bordering this crack is finished. I would appreciate an estimate on the cost of addressing these concerns. I can share images (inside and outside) if this will help with an estimate. Thank you.

We just bought a cabin in Middle Gull Pond. It is on concrete block foundation with a crawl space. Floors are cold and electricity bills are high. There doesn't appear to be any insulation or vapor barrier in the crawl space. The wood underneath is in good shape but there is evidence of some moisture on the ground of the crawl space. Inside there is evidence of movement with uneven floors and some dry wall cracking. We are wondering what we can do to make the cabin warmer and more energy efficient.

There is currently vapor barrier on the dirt portion of the basement/ crawl space but it's hard to know it was done properly becasue it was done by a previous owner. I get water in my basement when there is a lot of rain. I live in a rowhouse in the downtown area of St. John's. The basement was redone 2 years ago when I bought the house.
